Getting Approved

All the tools you'll need to make sure you get approved for your dream apartment.

Here in Brooklyn, the rental market is extremely fast-paced and highly competitive. If you don’t move fast enough, the apartment you had your eye on may already be taken by someone else. Before viewing an apartment be prepared with the following paperwork to help secure it before someone else beats you to the punch:

  • Driver License or State-issued Photo ID
  • Proof of Income in the form of your 3 most recent pay stubs
  • Most recent W-2 form or tax return
  • 3 most recent bank statements
  • A deposit of one month’s rent in the form of cash, cashier’s check, or money order. (Sorry, but we are unable to accept credit cards or personal checks)
  • A $75 application fee to cover the credit check and the paperwork processing

(Please note that landlords typically prefer tenants to have an annual income 40 times the monthly rent.)

Students, applicants with a credit score lower than 680, or someone who recently started a new job, may not have all the required documents. In that case, a guarantor with an annual income of 80 times the rent and a 700+ credit score can be used to guarantee the lease.

Here is a list of paperwork for the guarantor to provide:

  • Driver License or State-issued Photo ID
  • Proof of current income (Pay Stubs)
  • Most recent W-2 form or tax return
  • Most recent checking and savings account bank statements
  • A notarized form guaranteeing the lease (we will provide that)
  • A $75 fee to cover credit check and paperwork processing
